In the US, all investments are long-term, with a minimum 30-year affordability required to comply with the Fair Housing Act. R4 Capital, for example, has a portfolio that is 100% focused on affordable housing for rent or shared ownership.

Approximately 75% of the properties in R4’s portfolio offer social services to residents.In the UK, Sage Homes and Leaf Living seek to set the standard for innovation in the sector by adding to the housing supply.

Leaf Living and Sage Homes have acquired around 2,115 affordable homes in the UK.  Heart of Sage supports projects, organisations, and individuals who want to make a difference in their community. This includes using energy-efficient materials and systems, renewable energy sources and designs that minimize environmental impact. By addressing issues like contamination, radon, asbestos, and noise pollution, these projects protect the environment and ensure healthier living conditions for residents.

Sustainable developments contribute to decarbonisation efforts and mitigate the effects of climate change by reducing greenhouse gas emissions and improving resilience to climate-related risks. For example, 98% of Sage Homes properties have an energy performance certificate of A or B, the highest ratings available in England. Sage Homes is also undertaking pioneering low-carbon technology trials with partner developers, exploring low-carbon technology in pilot projects and undertaking solar retrofit.

Adhering to regulations such as the Fair Housing Act and ensuring long-term affordability commitments demonstrate strong governance. These practices include ethical management, transparency, and accountability, ensuring that projects serve their intended purpose without succumbing to discriminatory practices or unethical behaviour.

In the UK, the Regulator of Social Housing awarded Sage Homes a G1 rating, the highest Governance rating. They also awarded a V2 rating in the Governance and Financial Viability Standard, demonstrating that the Regulator is confident that Sage Homes complies with its regulations.
