Invitation Homes was created through a partnership between Regis and Blackstone, becoming the first large-scale institutional investor in the U.S. single-family rental (SFR) market.

Opportunity

In the aftermath of the Great Financial Crisis, many Americans lacked access to quality single family homes in good communities. Regis recognized this as an opportunity to invest in local communities and provide good family housing. In April 2012, Regis and Blackstone formed Invitation Homes following two years of monitoring the market and preparing for the appropriate entry point. This partnership was formed based on the shared confidence in the strength of the single-family rental (SFR) sector, marking a crucial moment in the institutionalization of single-family rentals.

The objective was clear: enter as prices began to recover, acquire high-quality assets at scale, and establish a leading platform for single-family rentals that could deliver sustainable returns.

Regis focused on the potential of the U.S. SFR market. Invitation Homes achieved success by:

- Creating new financing structures to enable more efficient funding.
